Despite this, however, the overall vacancy rate in the submarket remains the highest among the submarkets that KMC Savills covers.  

Rental growth in the region also improved correspondingly with the uptick in market absorption in the second half of 2017. Average rents recovered by 1.1% quarter-over-quarter to  Php 730.0 per sq m/ month in 4Q/2017, indicating a recovery from subpar rental performances in the past consecutive quarters.

KMC Savills also foresees that the turnaround in market conditions in Quezon City may be short-lived, as the submarket is expected to initiate another 187,900  sq m of gross leasable area in 2018. While Quezon City's vacancy rate is forecasted to reach as high as 16.6%, occupier demand is expected to be sustained due to the excellent performance in Vertis North.
