Real estate consultancy firm KMC Savills recorded an overall positive market performance for the Makati CBD in 1Q/2018. Net absorption in the district recovered because of improved vacancy rates, from 2.5% in 4Q/2017 to 2.1% in this quarter despite having no new supply.

Average rents also increased this quarter - fromPHP 1,047.2 per sq m / month to 1,060.2 per sq m / month after growth accelerated to 3.2% YoY.

Vacancies remained tight during the quarter, but an incoming supply of 53,800 sq m in the coming quarters of 2018 should ease submarket conditions. Despite this, the vacancy rate in the Makati CBD is still expected to be one of the lowest among all the submarkets.
