BGC has around 375,700 sq m of gross leasable area (GLA), indicating large supplies of new private rooms inside coworking areas and serviced offices. Market appetite in the submarket also stayed strong with a net absorption of 314,200 sq m. This resulted in a manageable vacancy rate at 5.4% of total stock at the end of 4Q/2017.
The BGC submarket is expected to remain active in 2018 with an estimated 294,200 sq m of new office GLA. Although notably less than 2017's new stock, the vacancy rate is still expected to rise to 9.5% due to the incoming supply.
